Winnipeg vs Calgary: The Forks vs East Village

Then it hit me; The Forks isn’t an urban village it is a tourist district. 

Recently I was in Winnipeg for a wedding and had some time to wander their mega urban redevelopment The Forks, which is aptly named as it is located where the Assiniboine and Red Rivers meet in the middle of their City Centre.

As I wandered around at noon hour on a nice Friday in early October I wondered; “Where are the condos? Where are the office buildings? Where are the people running along the river?” 

I couldn’t help but reflect on how the location next to two rivers and just east of downtown was very similar to Calgary’s East Village and yet so different.

The Esplanade Riel Bridge connects The Forks to the community of St. Boniface across the Red River.  It has a restaurant in the middle that offers spectacular views of downtown, the river and the Human Rights Museum.

Similarities

Both sites were meeting places for First Nations peoples long before the pioneer settlers arrived. 

Both sites are about the same size - The Forks is 63 acres (doesn’t include Shaw baseball park) and East Village is 49 acres (doesn’t include Fort Calgary Park).

Both sites were once industrial sites, with The Forks being an old CN rail yard next to their Union Station, while East Village being more of a light industrial area with a rail line running along its southern edge.

Both sites struggled in the middle of the 20th century to find new uses.  CN Rail moved their yards to the suburbs in 1966 leaving the site vacant.  East Village buildings were torn down in the ‘60s to create ugly overflow surface parking lots for downtown.

Both sites lack good connectivity to downtown and neighbouring communities due to rivers and railway tracks.

Today, both sites are managed by a CEO who reports to a government appointed Board of Directors.  The Forks CEO, Paul Jordan reports to The Forks North Portage Partnership Board which was established by the Federal, Provincial and Municipal governments.  East Village President and CEO, Michael Brown reports to Calgary Municipal Land Corporation Board appointed by City of Calgary. 

Both sites have a major new museum, Human Rights Museum at the Forks and National Music Centre in East Village.  Both of which are only national museums located outside of Ottawa.  The Forks also has a Children’s Museum, Children’s Theatre and skatepark, while East Village has a mega new library and the family oriented St. Patrick’s Island Park.  And each has popular pedestrian pathways, plazas along the river’s edge and an iconic pedestrian bridge over the river. 

Both The Forks and East Village have very active programming to attract people to the site.  The Forks attracts over 4 million visitors to the site and is the City and Province’s number one tourist attraction.

Differences

The Forks North Portage Partnership purchased all of the land from CN Rail for $66 million, whereas the City of Calgary owned about 50% of the East Village lands at one point.

The Forks has no master plan governing how all of its land will be developed eventually, but rather is governed more organically adapting to new opportunities and needs as they arise.  The first thing CMLC did was create a comprehensive master plan with a detailed 3D video to help everyone understand the vision of the new East Village as a 21st century urban village.

The Forks is actively working with developers to convert 12 acres of surface parking lots next to the railway tracks and Union Station into Railside. The vision calls for $500 million to be invested by large and small developers to build 20+ buildings no taller than six storeys with retail at street level and offices and condos above and $50 million in public spaces. (Railside will be more like Calgary’s University District than East Village in that the land will be leased not owned, as The Forks partnership wants to retain ownership of the land).

East Village’s development was funded by a Community Revitalization Levy (CRL) that was used to upgrade infrastructure and help build new public amenities like St. Patrick’s Island Park, National Music Museum and new Central Library.  The $357 million CRL has resulted in $2.4 billion in private sector development and is expected to generate $725 million in new tax revenues by 2027, which will more than pay back the $357 million levy. 

The Forks is a unique government led partnership with the return on investment (ROI) being shared by the three parties - City receives new property tax revenue, Province provincial sales tax paid on site and Federal Government getting all GST revenues. 

Like East Village, two of the most popular reason for visiting The Forks are Canada Day festivities and summer concerts.  What is very interesting is the Forks has been very successful in creating winter attractions – skating on the river and the Winter Park are listed as the third and fourth most popular activities in a 2015 Survey and not far behind summer concerts the second most popular activity, festivals being number one.

The Fork’s “Warming Huts” is a stroke of genius.  Since 2009, an international competition has been organized inviting designers to submit proposals for shelters to be installed along the river skating rink so people can stop, chat and warm up.  The program has captured international attention including the New York Times with the Travel Section headline “In Winnipeg, a Skating Rink That Doubles as a Sculpture Park.”

It has also captured the imagination of starchitect Frank Gehry who designed an igloo made of clear blocks of ice in 2012.

Last Word

East Village is an intriguing example of private public collaboration based on an ambitious vision, master plan and implementation with a 20-year return on investment and build out.   It reflects Calgary’s corporate culture and the love of the mega projects.

After 30 years, The Forks is just now completing the return on investment for the three levels of government and is still decades away from complete build out.  It reflects Winnipeg’s government culture and love of grass roots development.

Paul Jordan and his Board of Directors are happy with The Forks’ slower redevelopment timeline as it allows for organic growth and the ability to respond to community needs over time rather than being locked into a fixed master plan.

I guess you could say there is “more than one way to skin a cat.”

Montgomery Million Dollar Homes?

Million dollar homes in Montgomery….no way!

For many years, Calgary urbanists have been touting Montgomery as Calgary’s next new upscale inner-city infill community in the northwest.  This would seem logical as Calgary’s luxury infill craze has been moving steadily westwardly along the Bow River escarpment - from Crescent Heights to St. Andrew’s Heights with the next community being Montgomery. 

Yet somehow the transformation hasn’t happened as quickly as some might have thought. All of the ingredients for a vibrant inner-city 21st century community are there – Bow River, Shouldice Park, a Main Street, an old neighbourhood shopping mall anchored by a Safeway, Market Mall and major employment centers (University of Calgary, Foothills Medical Centre, Alberta Children’s Hospital), as well as great access to downtown. Who could ask for anything more?

That is exactly what Astrid and Trevor, a professional couple in their 30s were thinking when they decided to build their dream home on Montalban Drive.  For most Calgarians, their image of Montgomery is based on driving through the tired 16th Ave motel village as you exit and enter the city. However, the upper Montgomery streets on the north side of the highway offer outstanding views. When it comes to Calgary’s “view streets” Montalban Drive is a hidden gem.

Over four years of living in Montgomery, Astrid and Trevor have fallen in love with the community and location. When they decided to build their custom dream home, after looking at 60 different homes around the city, they decided to stay in Montgomery.  Astrid exclaims, “while some of the homes were amazing, we kept circling back to the fact we loved our neighbourhood so much.”

They were well aware of the Montalban Drive’s view, as it became a popular spot for their walks. “We always thought it would be an amazing place to build our dream home,” smiles Trevor. “Then last summer, we noticed a lot for sale! We didn’t act fast enough and the lot was sold before we could make an offer. Not too long thereafter, another lot went up for sale. This time we acted fast, made an offer, but were outbid. In October, another lot went up for sale and Lady Luck was on our side - within a week we had closed the sale - and we couldn’t be happier with the lot we ended up getting.”

Astrid adds, “We love how Montalban Drive street faces a lovely dog park so we have wide open space right in front of us. We have a direct view of the mountains, which is something we have both wanted for a long time. It’s a quiet street and has a lovely sense of community, which we have already experienced just as lot owners.

Choosing a Custom Home Builder

After an exhaustive research on custom homebuilders, they choose Blumer Homes. They were both impressed with how Steve Blumer structures his layout based on highlighting or maximizing the synergies between light, space and the site. “He understands ‘how’ and more importantly ‘why’ designing around these features is so important to the experience of the home. While he is designing and building a house, it was obvious to us he understands it will be our dream home” says Trevor.

Both emphasize working with a small boutique builder provides incredible customization as you your design evolves from vision to reality.

Like many first time custom homebuyers, Astrid and Trevor sometime had difficulty articulating what they wanted. That’s where Rosanne Fleury, Blumer’s designer proved to be an invaluable resource.

Avoid All Shades Of Grey

Like many Calgarians building infill homes, Astrid and Trevor had no idea what to expect with the City’s approval process. “In short, it has taken much longer than we could have ever anticipated and we would have liked a little more transparency into the process” says Trevor.

“There is a lot of information that is publically available in the form of community guidelines and while these are not bylaws, the City definitely takes them into consideration and so familiarize yourself with the norms of your neighbourhood” advises Astrid. “Do not think that you’ll be the ones to get away with the loophole! The odds are stacked against you. Try and avoid all shades of gray no matter what advice you get,” adds Trevor.

For example, they both really wanted an under drive garage at the front of the house as the slope of the property lends itself well to it. Unfortunately, this was not well received by the community association and subsequently, the City. This resulted in major revisions to the design, which added cost and delayed approval.

Dream Home With A Dream View

Astrid and Trevor’s custom a two-storey modern home with a third floor rooftop deck (aka retreat) offering outstanding views of the Bow River valley and mountains. With its horizontal emphasis and minimalist lines and details, but with warm materials and colors it is what they call “West Coast modern.”

The interior design is oriented towards the front (south) where the views are. This is in contrast to the typical custom home which has the principle living space at the back of the home for both privacy and access to the rear yard. Their formal living room at the back of the home was designed with their grand piano as the centrepiece.

As well, the kitchen in most luxury infills is situated nearer to or at the back, in this home it's centrally placed adjacent to the front family room so even when working in the kitchen, you have a spectacular view through the expansive south-facing windows.

The master bedroom is also situated at the front rather than the back, allowing Astrid and Trevor to awaken to an incredible view. Even the basement guest suite offers an expansive view. 

Last Word

Both Astrid and Trevor agree, “The hardest part was balancing size versus need versus value.  At the end of the day, it’s your project, your money and your time. You have to make lots of tough decisions.”

Downtown: From Concrete Jungle to Glass Gallery

Recently Thomas Schielke (German architect who works for lighting manufacturer ERCO) wrote a piece for ArchDaily website titled “Veiled in Brilliance: How Reflective Facades Have Changed Modern Architecture.”  I was surprised when he started off his piece with the observation that “modern architecture promoted the monotony of large glass facades that have bored our urban citizens.” He then goes on to talk about how recently more unconventional reinterpretations of the glass façade has create more visually interesting jewel-like buildings.”

He points to Hamburg, Germany’s Elbphilharmonie concert hall designed by Herzog & de Meuron as perhaps the best example of the visionary glass culture in the way the building captures and distorts the perception of the city, water and sky.

The images of Elphi as it is nicknamed are impressive, but I would put Calgary’s collection of sparkling office towers up against any other city’s collection I have seen.

Perhaps we have an unfair advantage as we have more days and hours of sunlight than all most any skyscraper city and we have some of the cleanest air, which creates ideal conditions for sunlight reflections off glass facades.  We also have one of the most dense downtowns in the world with two, sometimes three towers on one block which further enhances the interplay of different architecture, facades and light into playful distortions.

Calgary Advantage 

Perhaps we have an unfair advantage as we have more days and hours of sunlight than all most any skyscraper city and we have some of the cleanest air, which creates ideal conditions for sunlight reflections off glass facades. 

We also have one of the most dense downtowns in the world with two, sometimes three towers on one block which further enhances the interplay of different architecture, facades and light into playful distortions.

My Favourites

Perhaps my favourite is Eight Avenue Place, which changes colour constantly through out the day and year as the sunlight reflects off of the various facades – one minute it is deep blue the next steely grey.

The Bow Tower because of its huge concave surface facing south captures the sky and clouds in unique ways.  The postcard shot is looking up into a blue sky and so the top of the building and sky merge - hence the name skyscraper.

I love to stand on the 9th Avenue side of Bankers Hall’s 9th and how it interacts with Gulf Canada Square’s flat glass surface. 

I also love the way the Calgary Tower gets twisted and distorted in the facades of various buildings, sometimes five and six blocks away.

Outdoor Art Gallery

Each new building brings a whole new whole new interpretation of our downtown’s sense of place. 

The curved vessel-like shape of 707 Fifth Tower, designed by the highly regarded international architectural firm SOM (they designed the world’s tallest building Burj Khalif Tower in Dubai) is going to create some amazing new artworks. 

As will Telus Sky (designed by world-renowned BIG architects) with its pixelated façade that twists and narrows from the ground to the sky. I can’t wait to see how it interacts with our prairie sky and glass giants (The Bow and Brookfield Place), Suncor Place’s red granite and Bow Valley Square’s four concrete rectangles.

Calgary’s downtown is no longer an ugly concrete jungle, but rather is a playful outdoor art gallery.

Last Word

One of the biggest criticisms of downtowns in the 20th Century was that they became ugly concrete jungles.  However, by the ‘90s the emergence of glass facades for office and condo towers changed everything.  Douglas Coupland (Vancouver novelist and artist most famous for his book Generation X) nicknamed Vancouver “The City of Glass” as a result of the multitude of glass condos dominating their skyline by the end of the 20th century.

For decades I have loved the way Calgary’s glass towers capture our big blue prairie sky and neighbouring buildings to create wonderful surrealistic images.

To me it makes our downtown an ever-changing outdoor art gallery.

Calgary Tower: Peek A Boo

Perhaps my favourite reflective building to date is the EMP Museum in Seattle designed by Frank Gehry.  Not only does it have a wonderful concave and convex facade (inspired by him cutting up a guitar and using the shape of the pieces to create the design of the building) but it also has intense reds and blues also taken from the deconstructed guitar.  This photo captures the Seattle Space Needle peeking out from an ominous shadow.

Who knew Kansas City was a hot bed of art and architecture?  Sometimes strange things just happen.

First I get a website comment from an Everyday Tourist reader saying, “you have to go to Kansas City!” The next day, while having dinner with Saskatoon friends at the boisterous Cannibale Barbershop + Cocktails, they tell us Kansas City (KC) is a hidden gem and one of their favourite cities (both have travelled the world and love cities).  Then a few days later, I pick up Walter Cronkite’s autobiography from my pile of thrift store book finds and he begins by singing the praises of Kansas City where he grew up. Somebody is telling me something!

I thought it might be fun to blog about a city I have never actually visited using comments and photos from three fellow everyday tourists and the Internet.  

In the words of Wilbert Harrison who wrote the song Kansas City -  “I’m going to Kansas City, Kansas City here I come.” Interestingly, the lyrics talk about taking the train, plane or even walking there but not about driving to KC. 

Here we go…

Country Club Plaza

“I have just returned from Kansas City, Missouri. Its downtown shopping area, called "Country Club Plaza," is a redevelopment that started in 1923. It is several blocks wide and long and it is like Britannia Plaza (he had just read my blog about Calgary’s Britannia’s 21st century transformation) on steroids. The angle parking, the Boulevard, the wide sidewalks all appeal to shoppers. Our Inglewood and Kensington areas could certainly benefit from these design elements,” so GB comments on Everyday Tourist website.

I immediately thought, “What a strange name for a downtown plaza - sounds like a golf course development.”  Turns out it is a 15-block area that some call the “Rodeo Drive of the Midwest” with its Seville, Spain-inspired architecture, statues and fountains.  Who knew?

I love the story on the Internet about how a single stand of Christmas lights over a store entrance in 1925 has become a 15-block holiday spectacular called Plaza of Lights.  That is surely something Calgary’s downtown could use.  Imagine lighting all of the buildings, +15 bridges from Eau Claire up Barclay Mall to Stephen Avenue then over to Olympic Plaza and finally River Walk in East Village.  Or what about lighting up the silhouettes of all the historical buildings along Inglewood’s Main Street.  Maybe someday?

Nelson-Atkins  Museum of Art

Both GB and my Saskatoon scouts tell me I have to visit the Nelson-Atkins Museum of Art when in KC.  Yikes, I have never heard of this place and I spent 20 years as an artist, curator and Executive Director of a public art gallery.

Their photos immediately reminded me of Buffalo’s Albright-Knox Art Museum which we visited earlier this year. The story is that in 1915, William Rockhill Nelson, founder of The Kansas City Star, left his estate to a trust to purchase artwork for the public. At the same time, schoolteacher Mary McAfee Atkins, relatively unknown in the community, left one-third of her million-dollar estate to purchase land for a public art museum.  The two estates were combined and in 1933 the art museum opened it doors.  Gotta love those American philanthropists.

Today, the museum has over 35,000 works of art and welcomes over 500,000 visitors a year.   The playful “shuttlecocks” that sit on the vast lawn in front of the museum by Claes Oldenburg and Coosje van Bruggen, make for a fun entrance.  

Wouldn’t the Glenbow love that kind of attendance (currently they have about 125,000 per year)? Perhaps is has something to do with the free admission?

Kemper Museum of Contemporary Art

KC… was a hot bed of art?  The Kemper Museum of Contemporary Art (KMCA) designed by Gunnar Birkets is s sleek, angular building in the vein of Calgary’s TELUS Spark. KMCA holds an amazing collection of Chihuly, Warhol and O’Keefe to name a few renowned artists. Free parking and admission make it very public-friendly. 

Calgary missed a big opportunity to create a museum of contemporary art when the Nickle Museum opened in 1979 at the University of Calgary.  Today it is seems all but forgotten having been integrated into the Taylor Family Digital Library a few years ago.

  Kansas City Convention Centre designed by HNTB Architects was built over a 6-lane freeway. Perhaps Calgary should build a new convention trade centre overtop of the downtown CPR rail tracks.

 Bartle Sky Stations. Located in downtown Kansas City, artist R.M. Fischer worked with Zahner to produce the stainless steel and aluminum sculptures which rest upon massive pylons at the intersection of three major highways. After completion in 1994, these four sculptures quickly became icons synonymous with Kansas City's downtown cityscape.  These sculptures are inspired by 1930s Art Deco style, which can be seen throughout the Municipal Auditorium's chandeliers and decorative designs at Bartle Hall.

Between 2005 and 2008 a new downtown entertainment district was created around the art deco Kansas City Power & Light Building.  Today, it includes the multi-use Sprint Centre Arena (home to no professional sports teams), a covered outdoor plaza, Almo Drafthouse Mainstreet Theatre (cinemas), Midland Theatre (3,500 capacity music hall) and numerous bars, restaurant and offices including H&R Block world headquarters. 

Maybe this is something the Calgary Flames might want to look at for West Village i.e. drop the stadium and field house and focus on the arena, entertainment activities with perhaps a hotel and numerous condos. 

Better yet, could the Calgary Stampede and Flames collaborate to create something like this at Stampede Park?

Crossroads Arts District is delirious….

Our Saskatoon friends sing the praises of the Crossroads, a historic district south of downtown, which is animated by dozens of art galleries, housed in repurposed warehouses and industrial buildings.  It is also home to several restaurants, cafes, housewares shops, designers’ shops and live music venues.

HOK, a global design, architecture, engineering and planning firm has their headquarters there. (They are the architects for Edmonton’s’ new Rogers Place arena). Speaking of Edmonton, KC is also home to A. Zahner Company, an innovative architectural metal & glass company that was responsible for the Art Gallery of Alberta.  Their website’s portfolio page is like eye candy for designers. Who knew (not me, anyway) that the massive ribbon of stainless steel that wraps around and through the AGA represents the northern lights and is officially called “The Borealis.” Furthermore, the form of the roof’s canopy that then drops to the ground serves as a “snow cone” collecting snow and ice.  Where do they get these ideas?

“Delirious” was how those two Saskatoonites described themselves after flaneuring the Crossroads.

City of Fountains

Beginning in the late 1800s, Kansas City started erecting fountains to serve dogs, horses and birds.  Then in 1910 the J.C. Nichols Memorial Fountain, built in Paris, was near the iconic Country Club Plaza.  The larger-than-life equestrian figures represent four rivers: the Mississippi, Seine, Rhine and, Volga (Europe's longest river).

Then came the Meyer Circle Sea Horse Fountain, purchased in Venice, Italy in the early 1920's and named for the three mythological sea horses perched atop the stone pyramid.

Still later, the Northland Fountain, flowing year-round, features an 80-foot circular base and center geyser that can propel water 35 feet high. This fountain is especially popular because the frigid winter temps transform it into a spectacular ice sculpture highlighted by a wide array of frozen shapes. This I gotta see!

Every year, on the second Tuesday in April, the city celebrates Greater Kansas City Fountain Day, when all 48 publicly operated fountains spring back to life.  I have always loved the idea of fountains in urban spaces.

Last Word

It always amazes me how much second and third tier cities in North America have to offer.  It is not all about New York, San Francisco, Chicago, Vancouver or Toronto. 

Did you know that KC has the second most boulevard streets in the world after Paris and is nicknamed “Paris of the Plains?” Kansas City wasn’t on our list of cities to visit, but it is now.  Kansas City, here we come!

Calgary: Everyday Street Photography Fun

Street photography is the art of capturing candid unmediated chance encounters and random incidents in public places, while still respecting the individuals’ privacy.

With street photography, the difference between success and failure is all about how you interact with people, place and light.  It is all about understanding the rhythms of the street, anticipating what is going to happen next and understand what is going on with the light.  It is about creating a narrative.  It is a style of photography that appreciates the gritty, unexpected and accidental.

For me, there is a wonderful synergy between street photography and flaneuring.

In this blog, I have selected some of my favourite street photos from my hometown Calgary.  I hope for Calgarians the photos will give you some new insights into our city. For non-Calgarians, I hope the images have a universality that makes them appealing to anyone who is interested in city life.  

I have decided not to add captions to the photos so you can develop your own narrative with each photo. I have divided the photos into three sections: black & white, colour and fun with bubbles.

I had heard that someone who lived above the sidewalk on the 100 West Block of 7th Ave SW had a soap bubble machine but wondered if it was just folklore.  Then last winter I was walking along the street and lo and behold there were soap bubbles everywhere.  It created a very fun and surreal experience for me, although most people walking by didn't even notice them. What does that say? 

Britannia's 21st Century Transformation

Calgary’s urban transformation is not exclusive to the city centre. It is happening in many established communities as well.  In fact, one of the more interesting places is along Elbow Drive on the boundary between Britannia and Windsor Park at 50th Avenue.  (Did you know… 50th Ave SW was Calgary’s southern boundary from 1910 to 1956?)

There is speculation within the urban planning community and media that older wealthy communities are anti-development. Yet Britannia residents, with a median age of 46 years (the City’s is 36 years) and median household income of $227,000/year (the City’s is $81,000) have accepted three major new developments in recent years – Maison Senior Living, Britannia Crossing and The Windsor Block

NORR Corner / Poon Place

Given all three projects have been designed by Calgary’s NORR Architects Engineers Planners, this corner could be nicknamed NORR Corner or perhaps Poon Place (Ron Poon served as the lead architect for all three).

Completed in fall 2013, the Maison Senior Living complex (70 units for individuals wanting assisted living or help with memory loss) is located on the northeast corner of Elbow Drive and 49th Ave SW. Bordered by a school to the east and residential to the south, Poon decided to utilize a flat roof and traditional materials to minimize shadowing and create an articulated façade to look like several different buildings, making it compatible with the school and homes.

Next came Britannia Crossing for Opus (completed in summer of 2014) a mixed-use building that includes medical, office, retail and restaurant space.  This project required significant community engagement as it backed onto estate homes.

The solution was to terrace the building from five storeys at Elbow Drive to just two storeys next to the homes.  Poon and his colleagues also incorporated wood and stone into the façade, reflecting the materials used for homes in the community.  The block is anchored by the popular Brown’s Social House restaurant.

The third development Windsor Block, is currently under construction (completion in Fall of 2017). It is also five-storeys with retail at street level, offices on the upper floors and three townhomes on the southeast edge where the building intersects with other homes.  This project, the most contemporary and colourful of the three, will include two public art features, giving the street it a more urban appearance.

Britannia Plaza

The popular Britannia neighbourhood-shopping plaza, which opened in the summer of 1953, was the first, purpose-built shopping centre in Calgary and literally adjacent to NORR Corner.  In the 1950s,new suburbs at the edge of the City accelerated the transition from the traditional downtown shopping experience to suburban plazas. Post-war suburban consumerism in Calgary and the development of new roadways led to robust residential construction and retail plazas like Britannia.

The plaza is surrounded by condos and apartments with quaint names like California, Marlo and California Manor (the Calgary Golf & Country Club entrance is also at 50th Ave SW).

Michael Kehoe, Broker at Fairfield Commercial Real Estate cites “the charm of the Britannia Plaza is not only its simplicity, but that it is easily accessible by car, as well as by pedestrians. This retail gem enjoys high levels of occupancy and above-industry average sales. The key to Britannia Plaza’s enduring success is the adjacent affluent neighbourhoods that are amongst the highest income residential districts in Canada.”

There is one parcel of land left to develop which used to be a gas and serve station. It would be a great site for a mid-rise condo (with retail at grade) to add to the community’s diversity of uses and be an anchor for the City’s vision of 50th Avenue being transformed into people friendly urban corridor.

Last Word

The integration of old and new developments along Elbow Drive between 49th and 51st Avenues to create a mini urban village could easily serve as a model for redevelopment of several old commercial corners in established communities across Calgary. 

The traditional linear Main Street with shops on both sides of the street will not always be the best solution or even practical for established community revitalization.

Fun With Photos!

As most of you know I love to surf through my photos almost everyday.  It is a fun way to relive your “everyday” experiences, as well as your travel adventures. 

Recently I discovered an app called “Union,” which allows me to combine photos to create interesting collages.  You can grab a public art photo from Chicago and combine it with one from Calgary.  You can overlay one iconic building with another or juxtapose an old building with a new one. 

It is “TOO MUCH FUN!”  

As a former public art gallery curator I thought it might be fun to curate an exhibition of the these artworks and share them with you.

Battle of Alberta: Urban Design

The opening of the iconic Rogers Place and the creation of the new Ice District with its new hotels, condos, office buildings and casino has rocketed Edmonton to “star city” status.  Meanwhile, Calgarians struggle to figure out if they even want the mega CalgaryNext sports complex in their city centre. Some Calgarians are already suffering arena envy!

The “battle of Alberta” goes way beyond hockey and football.

In fact, it started back in the 1905 with the inception of the province when the two cities vied for being Alberta’s capital city. Soon after in 1908, they again went head-to-head to see who would get the province’s first university. In both cases, Calgary lost! And of late, signature buildings and architectural design are another way our two cities are battling it out.

CALGARY SWAGGER

For the hundreds of thousands of Calgarians who have moved to Calgary in the 21st century, it is hard to believe Edmonton was the dominant Alberta city for much of the 20th century. In fact, it wasn’t until the beginning of the 21st century that Calgary’s population exceeded Edmonton’s.

Hosting, the 1988 Winter Olympics gave Calgary its swagger. Then in the mid ‘90s, the relocation of three major corporate head offices to Calgary - Canadian Pacific (from Montreal), Shaw Communications (from Edmonton) and Suncor (from Toronto) to Calgary was the catalyst for the emergence of Calgary's city centre as Canada’s second largest corporate headquarters and Western Canada’s economic engine.

Take that Edmonton.

At the same time Edmonton’s city centre plateaued - there were no major new office buildings built in the ‘90s and ‘00s, only a few new condos and their historic downtown Hudson’s Bay store relocated to a suburban-looking downtown building. While Calgary’s Stephen Avenue became one of Canada’s best pedestrian streets, Jasper Avenue became an embarrassment.

Cowtown got the moniker of Canada’s “Nowtown” while Edmonton became “Deadmonton.” For awhile, we almost felt sorry for them. Almost.

But has the tide the turned.

EDMONTON RISES

Edmonton’s City Centre is once again thriving with 35 active development projects worth over five billion dollars.

The opening of the iconic Rogers Place and the creation of the new Ice District with its new hotels, condos, office buildings and casino has rocketed Edmonton to “star city” status.  Meanwhile, Calgarians struggle to figure out if they even want the mega CalgaryNext sports complex in their city centre. Meanwhile, we are all forced to trek north because the 'big concerts' are in Edmonton now, because the Saddledome is past it's best by date.

Even when it comes to office buildings, Calgary's are emptying out rather while Edmonton's fill up.

What is perhaps even more shocking is Edmonton will soon have a taller building than Calgary *gasp*. The new Stantec Tower, at 251 meters (66 storeys) will dwarf Calgary’s tallest building, Brookfield Place, by a whopping 4 meters. 

And just this week, Alldritt Land Corp. announced they are looking at and 80-storey residential tower that could be 29 meters taller than the Stantec Tower.

BIG ISN'T ALWAYS BEAUTIFUL.

While Edmonton is the media darling of late, if you examine the 'Battle of the Two City Centres' from an urban design perspective, Calgary might actually be winning.Yes, Edmonton has the box-like Stantec Tower. But Calgary has funky, twisty Telus Sky (221 meters) that has been designed by Bjarke Ingles, arguably the world’s hottest young architect.

In addition, Calgary has two other major office buildings under construction that are architecturally significant – Brookfield Place and vessel-shaped 707 Fifth, the latter designed by SOM Architects who are responsible for One World Trade Centre in New York and the world’s tallest building, the Burj Khalifa in Dubai.

Sure Edmonton has the futuristic-looking Rogers, but Calgary has an equally futuristic new public library designed by the highly sought after architectural firm, Snohetta, designers of iconic libraries around the world.

But yes, let's concede, Edmonton’s downtown library is getting a $63 million facelift that will definitely add to the city’s centre’s futuristic sense of place.

More worrying, Edmonton will soon boast the new Provincial Museum (opening late 2017). Dang. And it's sounds like it's going to be great. But hey, it pales in comparison to Calgary’s uniquely shaped Brad Cloepfil designed Studio Bell (aka National Music Centre).

Edmonton’s City Center also has the shiny, curvy Art Gallery of Alberta, but then Calgary’s angular Telus Spark glows in the dark. Not to be out done, Edmonton’s Telus World of Science is getting minor facelift putting it on par with plans to convert Calgary’s old Science Centre Planetarium to a public art gallery.

Even our malls are head--to-head. Edmonton's downtown indoor shopping mall is getting a $40 million new food court. But for my money, Calgary’s $250 million renovation of The Core shopping centre with its mega glass ceiling, which links to our historic Hudson’s Bay department store and upscale Holt Renfrew, blows away anything Edmonton has for shoppers.

THE URBAN LIVING RENAISSANCE RACE

The eastern edges of both city centres evolved into huge, ugly surface parking lots by the end of the 20th century. And urban planners have realized, 'we dun wrong.'  So...

Today ambitious urban renewal plans for The Quarters (in Edmonton) and East Village (in Calgary) are underway. At this point Calgary, leads the way with several new condos completed and more under construction, as well as a new library, museum, hotel and a major new retail/residential development.

But in all fairness (insert grudging respect here), The Quarters also has several projects underway – the 28-storey Five Corners Residential tower, the 13-storey Hyatt Place, restoration of Lodge Hotel and Brighton Block (new home of the Ukrainian Canadian Archives and Museum of Alberta). As well, Artists’ Quarters will create 64 live/work spaces if they can find the money.

Still, The Quarters it has nothing to compare with East Village’s new public spaces - Riverwalk and St. Patrick’s Island. Score one for the home team.

And Edmonton has lots of condo construction in various places throughout its centre, but nothing to match the integrated urban village developments of Calgary’s Beltline, Bridgeland and Kensington communities. Also, Edmonton’s city centre has nothing to match our new parks - Hotchkiss Gardens and ENMAX Park at Stampede Park, or our network of bike lanes.

SISTER CITIES?

While Edmonton and Calgary will never be sister cities, their sibling rivalry is a healthy one. And, it makes both cities better places to live, work and play.

Let the hockey season begin….and while some Calgarians might have Edmonton envy, I think the Saddledome fosters a more unique and Calgary specific sense of place than Rogers Place which could be in any city.

Banff Trail Flaneuring Postcards

It all started with the need for an oil and filter change!

As I drive a Nissan Altima and Stadium Nissan is five minute drive away and they had just sent me an email saying I could get an express oil and filter change for $49.99, I headed out for what I thought would be a 30-minute uneventful trip. 

Unfortunately (or fortunately depending how you look at it) they found a cracked belt of some sort and said they could fix it but would take an hour.  I said, “Go ahead and fix it. I will go for a walk and be back in an hour.”

Stadium Nissan is aptly named as it is beside Calgary’s McMahon Stadium home of the Calgary Stampeders.  My first stop on my walkabout was the pedestrian bridge over Crowchild Trail.  I am a sucker for taking photos of bridges and this one has a lovely blue tower in the middle that harmonizes nicely with the blue sky (regular readers will know that I have an obsession with Calgary’s blue skies).

A sense of place

After taking a few photos, the Banff Trail LRT station grabbed my attention. Immediately I was struck by what looked like several Stampede football players hanging out in full uniform at the station, or at least that is what it looked like from a distance.  I knew this couldn’t be true as they were in Winnipeg that night for a game.  However, the vinyl silhouettes looking very real from a distance, added an intriguing sense of place to the quaint station that looks a bit like a mountain hiker’s hut.

From a distance these cutouts look like real players. Kudos to those responsible for this initiative.  I love the hashtag "whatever it takes" and think it could be expanded to apply to Calgary in general. 

I loved the playfulness of the light caused by the trees and the gate. 

Ghost town

Continuing walking into the community I was stuck by the huge mid-century, flat-roofed ranch style duplexes on the corners and how different they are to the two-storey infills being built today.   In fact the entire community felt a like a walk back in time.  It was also strange as it felt like a ghost town – there was nobody walking along the sidewalks, playing in the huge playing fields or playgrounds. In fact, there weren’t even any cars on the roads; it was deserted despite it being mid-afternoon on a beautiful July day.

 

I was soon struck by how on many of the corner lots there were this bungalow duplexes, which got me thinking about how housing design has evolved in Calgary over the past 50+ years. 

In this collage you can see mid 20th century duplexes that are dotted throughout Calgary's established communities. On the right you can see the two-storey duplexed that are replacing single homes in almost every Calgary community. 

Anywhere Anytime

For me, it was a lovely Thursday afternoon in July for flaneuring.  What I love about flaneuring is you can do it anytime and anywhere and you’ll almost always are rewarded with a few fun surprises.  You also don’t need any special clothing or equipment.

You just need to do it!

PS...Yes my car was ready when I got back to Stadium Nissan almost exactly an hour later.

Inside is a wonderful, eerie perspective on the outside world. 

This mural on the side of the Banff Trail Community Centre intrigued me to wander up for a closer look which is when I discovered their lovely community garden complete with an orchard.

Across the street from the community centre I noticed a new, hip, urban, window reflection and had to take a picture.  While it was closed, Jay's mom was in the store and she let me in for a tour.  I must go back to sample the pizza (both Greek and Neapolitan style dough) and perhaps pick up a charcuterie plate. Note: there is no seating takeout only.

I was almost back to Stadium Nissan when I discovered this calf wandering out of a backyard. I always love a surprise. 

Calgary: Everyday Tourist's Off The Beaten Path Picks

 

When planning trips to other cities, one of the first things we do is Google phrases like: “off the beaten path, hidden gems and best kept secrets.”

You never know what you might find wandering the world's longest elevated indoor walkway in Downtown Calgary. 

With Calgary’s tourist season about to begin, here is the Everyday Tourist’s list of off the beaten path (OTBP) places in Calgary, our hometown for 25+ years.

You should know….

  • We tried to include a diversity of things to see and do that will interest visitors of all ages and backgrounds. 
  • In all cases there is a website link for more information about the place.
  • In several places we included a link to an Everyday Tourist blog for more information about the area.
  • Though for the most part the places are within a few kilometers of Calgary’s downtown, we have ventured a little further afield in a few cases.
  • This blog is in no way trying to underestimate the quality of Calgary’s many well-publicized tourist attractions, but merely offer some lesser known, fun alternatives.
  • Hidden gems are in the eyes of the beholder. Be open to discovering your own OTBP gems while you enjoy ours.

If you are wandering the streets of downtown Calgary, you can’t miss the +15 walkways (called “plus 15s” by locals); there are 60 of them. “What is a +15?” You might know them as sky bridges i.e. structures that connect buildings over the sidewalks and roads.  Many downtowns have them but Calgary has the most and their name comes from the fact they are 15 feet above the street. Collectively, they create a 20-km indoor walkway that is on par with Montreal’s Underground.

While you won’t see them listed as a tourist attraction, it is great fun to wander the maze of office buildings, shopping centres, hotels, food courts, museums, public art and performing arts centre they connect. The view of Calgary’s modern architecture from the +15 is spectacular.

Despite maps and signage, you are bound to get lost, but that is part of the adventure. Just ask someone and they will be more than please to get you back on track.  Calgarians are very friendly. Link: +15 Map

Yes these are three Dale Chihuly sculptures and there is a huge living wall in the background of the Jamieson Place winter garden on the +15 level.  You can also find things like a real bush plane hanging from the ceiling of the Suncor Energy Centre, a bison skeleton at Sun Life Plaza lobby and much much more. 

Hidden Canadian Masterpieces

Tucked away in the lobby of the Eighth Avenue Place office tower hang paintings by iconic Canadian painters – Jack Shadbolt, Jean-Paul Riopelle and Jack Bush.  A five-piece Shadbolt in the lobby entrance off 8th Avenue is stunning; other masterpieces are located in the elevator lobbies on the main floor. 

While Eighth Avenue Place’s lobby has the most well known artists, the lobbies and plazas of almost every downtown office building (and there are over a 100 of them) have original art.  Downtown is like one giant art gallery.

The Chocolate Lab

While exploring Calgary, you will surely find some of our many chocolatiers – Chocolatier Coppeneur (Stephen Avenue), Epiphanie Chocolate (11th St SW) and Olivier’s (Inglewood), the latter being one of Canada’s oldest chocolate and candy makers. 

But hidden (unless you go to Chinatown which you probably should do) is The Chocolate Lab in a tiny space at 202D Centre Street E.  Here you will find some of the best works of chocolate art in the city.  The artisan bonbons would make a tasty souvenir of Calgary - my personal favourite being “Scotch on the Rocks.”

Udderly Art Cow Pasture

Every downtown needs a fun place or two. In Calgary, one is the Udderly Art Cow Pasture (located on the +15 level of the Centennial Parkade along 9th Avenue between 6th and 5th Streets SW.) Here are a dozen cows put out to pasture from the 100+ cows that invaded Calgary in the year 2000.  The Pasture’s enormous information panels provide fun facts about Calgary’s biggest and best public art project to date - Udderly Art: Colourful Cows For Calgary.

Riley Park

A lot is written about Calgary’s great parks, from the big ones like Fish Creek and Nose Hill to the island parks - Prince’s and St Patrick. But as for the best OTBP park, we recommend Riley Park. Sundays are a great day to visit (but any summer day is good) as you can not only enjoy the Burns Memorial Rock Gardens and the kids’ wading pool action, but you can sit back, relax and watch a game of cricket.  The children’s playground in the southwest corner is always animated

There are lots of picnic tables and the Sidewalk Citizen Bakery across the street from the Safeway next to the Second Cup on 10th Street makes great sandwiches to go.

Riley Park is a wonderful urban oasis. 

SAIT

The Southern Alberta Institute of Technology’s campus is worth exploring for those into architecture as it has a wonderful combination of old and new architecture.  Check out the stately 1912 Heritage Hall, with its many vintage murals in the staircase, and then head over to one of the funky new buildings and the stunning parkade.  Yes, you must check out the parkade with the soccer field on top, that also offers a spectacular view of Calgary’s downtown skyline and the Rockies.

Hillhurst Flea Market

For over 40 years, the Hillhurst Community Centre has hosted a year-round Sunday (7am to 3 pm) flea market which, in the summer, overflows onto the courtyard outside. You will find a plethora of characters selling everything from books and records to antiques and collectables.  It is where we found many of the vintage Fisher Price toys for our collection.

The people watching is almost as much fun as the treasure hunting at the Hillhurst Flea Market. 

Crescent Height StairMaster 

For the billion-dollar view of Calgary and a bit of exercise, check out the Crescent Height stairs.  Find them just north of the pedestrian bridge over the Bow River and Memorial Drive at the north entrance to Prince’s Island.  At the top of the stairs (there are 167 by the way), you will be rewarded with a spectacular view of the Bow River valley, the Rocky Mountains and the downtown skyline.

And fitness fanatics might want to take the Olympic Challenge.  The steps are divided into 11 flights and while for most people, once is enough, but for Olympians, NHL and CFL players can do them 10 times in under 17 minutes. Give it a try.

The Crescent Height StairMaster is a great way to get your heart pumping and get a great view of Calgary's stunning skyline, river valley and mountains. 

Aquila Books

Who would think the non-descript little building with the blue awning on the Trans Canada Highway (aka 16th Ave N) is home to one of North America’s - if not the world’s - great antiquarian bookstores?  Aquila specializes in books dealing with Polar Expeditions, Western Canadiana, Mountaineering and the Canadian Pacific Railway.

It is as much a museum as a bookstore with antique maps, prints, photos, letters, postcards and scientific instruments. It even has an authentic Inuit kayak hanging from the ceiling.  Bibliophiles will want to do a “long browse” here!

Livingstone & Cavell Extraordinary Toys

The buzzword of upscale retailers these days is to say they offer a “curated” collection. But when it comes to Livingstone & Cavell, it is more than just a buzzword. Owners Donna Livingstone (CEO, Glenbow Museum) and Edward Cavell have both been museum curators for decades.  Drop in and see their collection of toys for all ages – it truly is exceptional!

Livingstone & Cavell is simple charming. 

South of Downtown (Beltline/17th Ave)

Secret Heritage Trail

While Calgary downtown’s Stephen Avenue (8th Avenue SW) is a National Historic District and Inglewood’s 9th Avenue (Atlantic Avenue) has an official historical Main Street designation, 13th Ave SW between 2nd Street SW and 9th Street SW is a wonderful “walk back in time.” Calgary’s first school, Alberta’s first library and many more historical gems are yours to discover.

Calgary is known as the Sandstone City, the Collegiate Institute built in 1908 is just one of many elegant sandstone buildings from the early 20th century. 

Stampede Art Park

Even if you are not in Calgary during the 10 days of Stampede, you should still visit Stampede Park to check out the many murals and sculptures and the new ENMAX Park.  If you are lucky, the Corral might be open allowing you to wander the museum-like hallways, full of historical photos.

If you go, check out The Grain Academy & Museum, located in the BMO Centre on the Plus 15 level (open Monday to Friday from 10 am to 4 pm).  Also, the walls of the +15 walkway from BMO Centre to Saddledome are lined with Stampede Posters dating back to 1912.  Kids will love the huge goalie mask on the side of the Saddledome’s NE entrance too.

Village Ice Cream

Not to be confused with Village Beer (which you should also try), Village Ice Cream’s flagship location is definitely “off the beaten path.” Its entrance and teeny, tiny patio is located in a parking lot of a non-descript building on 10th Ave. where it dead-ends at 4th St. SE.  The artisanal, small batch, hand-made ice creams are not to be missed. Our favourite is the salted caramel.

Heritage Posters & Music

Although Inglewood’s Recordland has one of the largest collections of vinyl in Canada, for my money I think Heritage Posters & Music is the place to hunt for vinyl (20,000 records are on site at any given time) and that rare poster you have always wanted. It is still settling into its new location, but we are told they have plans to make the exterior as eye-catching as the last.  Backstory: Its previous location had exterior walls decorated with thousands of records, the Rolling Stone’s toque street art and a mural of Calgary blues man, Tim Williams.

Just a few of the records available at Heritage Posters & Music.  When you get there be sure to look up as there are posters on the ceiling.  

11th Street Design District

When doing your research, you will undoubtedly learn about Kensington Village, 17th Avenue and 4th Street as Calgary’s best pedestrian streets.  But for those who like “everything design,” 11th Avenue SW (4th Street to 8th Street) is the place to go.  Here you will find several contemporary art galleries, as well as furniture and home accessory stores and the always-buzzing The Camera Store (worth checking out even if you aren’t a camera buff – check out the photography books section for great deals). Metrovino is a great wine and spirits shop tuck away in the back Paul Kuhn Gallery block. 

The Camera Store is always bustling with people, the staff are friendly and knowledgeable. 

Gravity Pope

Calgary has many independent fashion boutiques, but for our money, the one with the best space is Gravity Pope at the west end of 17th Avenue.  Not only are the fashions and footwear funky and quirky, so too is the space.  On a sunny day the place glitters with sunlight pouring through the skylights and bouncing off the mirrors and displays.  It is somewhat akin to entering a psychedelic dream.

East of Downtown

Bridgeland Market is a walk back in time. 

While most of the current attention on Calgary’s urban transformation is on the mega makeover of East Village, go a little further east and north (through the lovely new St. Patrick’s Island Park) across the river to Bridgeland (formerly “Little Italy”). Check out Lukes Drug Market (not your average drug store), Bridgeland Market, Blue Star Diner Whitehall Restaurant and Cannibale (barber/bar). 

The streets of Bridgeland are well worth wandering with their many churches and mix of older cottage and new infill homes.  Backstory: Calgary is the infill home capital of North America. For the past 15+ years literally hundreds of small mid-century homes being torn down each year to make way for new two and three storey mini-mansions mostly for young families.

Lukes is popular with Calgary hipsters as it has a popular coffee bar, sells records, record players and fashions.  Yes is is also a drug store and the basement is a mini-grocery store.  And each year it hosts a pre SLED Island festival party - it is very cool. 

Those interested in contemporary art shouldn’t miss the Esker Foundation Contemporary Art Gallery on the fourth floor of the funky Atlantic Avenue Art Block in Inglewood. This privately-owned gallery functions as a public art gallery (free admission) with thought-provoking curated exhibitions in a space that is an amazing work of art itself. It is a great place to start exploring the community of Inglewood.

Just around the corner sits Crown Surplus Store, a family-operated business since 1955.  Here you will find everything from military uniforms, tents, camouflage nets and helmets to great outdoor wear jam packed into a well-weathered wooden Quonset building.  It is a popular place for film and TV producers to shop.  Cher is also known to shop here when she is town.

Fairs’ Fair Books opened its flagship location in the basement of 1336 9th Street in 1988. Since then has sold over one million used books in its five locations.  The Inglewood location with its 9,000 square feet and 200,000 books is a major league used bookstore.

Calgary's Crown Surplus Store is a wonderful collage of artefacts, fashions and collectables. A must see. 

Renowned Calgary interior designer Alykhan Velji along with Kelly Kask, owner of Reclaimed Trading Company are passionate about salvaging and reclaiming materials from “off the beaten path” sources from OTBP places in the Prairies and BC.  Link: Ramsay is Rad!

Along with their colleagues, they either rework them into home décor items or make them available to artists and scavengers to work their own magic. Never before has the old adage “one person’s junk is another’s treasure” been so true.

Carly’s Angels is a riotous drag show has been running for over a decade in Lolita’s Lounge. This intimate OTBP place is for serious vacation planner, as you must book two to three months ahead to get tickets. (Note the Carly takes a hiatus for part of the summer).

Reclaimed Trading Company is a treasure hunter's dream spot. 

Rest Stops

When you think of cities with a robust café culture, Seattle and Vancouver likely come to mind.  Not to be outdone, Calgary’s café culture has also been thriving since the ‘80s with original coffee houses like Roasterie and Higher Ground (both in Kensington) and Café Beano (on 17th Avenue) still very popular with the locals. 

The new kids on the coffee block include Analog Coffee (17th Ave), Phil & Sebastian (East Village), Caffé Rosso (Ramsay), Gravity Espresso & Wine Bar (Inglewood), Vendome Café (Sunnyside), Purple Perk (Mission), Kawa Espresso Bar and Bumpy’s Café (both in the Beltline).

Note: In 2014, BuzzFeed ranked Analog 7th in a list of 25 Coffee Shops Around The World You Have To See Before You Die.  

And Alforno Café and Bakery is Calgary’s newest, coolest place to chill. It is located downtown near the Peace Bridge at 222-7th Street SW.

Calgary has some of Canada’s best restaurants. Calgary has placed one or more restaurants in enRoute Magazine’s best new Canadian restaurants almost every year since this award’s inception ten years ago.  In 2015, Calgary’s Pigeonhole restaurant was their #1 restaurant. Pigeonhole’s sister restaurant Model Milk on 17th Avenue (which placed #2 in 2012) has a wonderful Sunday Supper. For $40/person, you’ll leave comfortably full after a great family-style meal that is different every week. (Warning: the regular menu is not offered on Sundays.)

Sunday Supper is also served up at The Nash in Inglewood for $39/person.  It includes an appetizer, a main course and scrumptious dessert.  (Note: The Nash’s sister restaurant NOtaBLES (Montgomery) is a great “off off the beaten path” place to dine.)

Calgary is working very hard to become a music city. It hosts some great music festivals – Calgary International Folk Festival, SLED Island, X Fest, Honens International Piano Competition and International Blues Festival.  It even has a Music Mile (from the east end of downtown to Inglewood along 9th Avenue there are 20 venues that over live music Thursday to Sunday).

For blues lovers, Calgary offer three great Saturday afternoon jams. Take in all three if you start at the Blues Can at 3 pm, which is hosted by Tim Williams, 2014 winner of the International Blues Challenge in Memphis, then take a short walk to the Ironwood at 4pm and finally catch a short cab ride to Mikey’s Juke Joint at 5 pm (or do the reverse).  All are great places to stop for an afternoon beverage, listen to some great music and have a bite to eat (the food is good). If you are not around on Saturday, they all have live music in the evening seven days a week.

Tim Williams is Calgary's blues man. You can catch  him most Saturday afternoons at the Blues Can or Tuesday night at Mikey's. 

Outside the City Centre

 Museums

There is lots of tourist information about the Glenbow, Fort Calgary and the new National Music Centre, but two OTBP museums we’d recommend are The Military Museums of Calgary just off of Crowchild Trail SW and the Canadian Sports Hall of Fame just off the Trans Canada Highway. 

The Military Museums of Calgary, the second largest military museum in Canada, is a moving experience for anyone, any age, with lots of interesting stories and artefacts including a piece from the World Trade Centre that collapsed in 2011.  For Canadians, the museum is a poignant reminder of the incredible and important role our country played in both WWI and WWII.

The Canada Sports Hall of Fame is a comprehensive look at the accomplishments of Canadian athletes not only in mainstream sports like hockey, football, baseball, basketball and lacrosse, but also in the Olympics and minor league sports. Hands on activities make it great “edutainment” for all ages.

The Calgary Military Museums has not only a great collection of military items, but there are great story boards and videos. 

Cyclists love downtown Bowness

Avid cyclists should get to Bowness Cycle (an easy 25 km ride from downtown), which might just be the world’s largest cycle shop.  And, while in downtown Bowness, check out Cadence Café, Undercurrent and the WINS Thrift Store.

Bow Cycle is 50,000 square feet on two floors. It is sight for sore eyes. 

Hikers love Douglas Fir Trail

Calgary boasts over 800 km of pathways, but the Douglas Fir Trail is special. It is the most easternly place the majestic Douglas Fir grows in Canada.  The Trail is located on the south shore of the Bow River just east of Edworthy Park.  Once the trail, it is hard to believe you are still in the city. It offers great views of downtown and is only 6 km away.

Austin & Calgary: Sister Cities?

By the numbers, there are some amazing similarities between Austin and Calgary.  Both are young highly educated cities – Austin’s average age is 31 with 46% of Austinites having a postsecondary degree.  Calgary’s average age is 36, with 60% having postsecondary education.

Austin’s is a rapidly growing city. Its current population of 912,791 is growing by 150+ people a day.  Calgary with a population of 1,200,000 was the fastest growing city in Canada according to Stats Canada – growing 13% (from 2006 to 2011).

Like Calgary, Austin is young and active.  This is the pedestrian bridge over the Lady Bird Lake, aka Colorado River with Austin's 2nd Avenue condos in the background that look very much like Calgary's East Village. 

Like Calgary, Austin has a downtown skatepark, not as large as Calgary's but it definitely attracts some talented athletes. 

Calgary's Peace Bridge, designed by world famous bridge architect Santiago Calatrava is a popular playground for Calgary's young and restless. 

Love Their Rivers

Both Austinites and Calgarians love their rivers - the Colorado River and Barton Creek in Austin and the Bow and Elbow Rivers in Calgary.  Both cities have very busy river pathway systems packed with walkers, cyclists and runners when weather permits (not too cold in Calgary and not too hot in Austin). 

Austin's river pathways are very popular on weekends. 

It is very common in Austin to see boats of all types in Lady Bird Lake...in the distance is a fishing boat.

Party Towns

Austin’s infamous SXSW, a huge 10-day film, music, interactive media technology festival / trade show / conference generates $411 CDN million into the city’s economy in 2015 and attracted 140,000 participants.

By comparison, the 10-day Calgary Stampede annually attracts over 1 million (350,000 being out-of-town visitors) for concerts, rodeo, chuckwagon races, grandstand show, midway rides and agricultural exhibition.  Its annual economic impact is estimated at $350 CDN million.

Austin's Kite festival is an amazing site and a fun family party. 

Look carefully and you will see that most of the people are dressed up as they have just participated in Calgary's POW - Parade of Wonder as part of Calgary Expo aka Comic-Con. 

Music Cities

Austin bills itself as the “Live Music Capital of the World,” with 100+ live music venues and its world famous Austin City Lights music program.  Everybody gets into hosting live music in Austin from grocery stores to the airport.

The City’s historic music district is downtown along East 6th St. a grungy street resembles Calgary’s Electric Avenue (11th Ave) back in the ‘80s.  Home to numerous loud and seedy bars, as well as the 1929 Ritz theatre, it is more a tacky tourist street than a serious music district.  Today, the best music venues are in neighbourhoods outside of downtown.

Calgary is in its infancy as an emerging international music city boasting an International Folk Festival, SLED Island as well as numerous smaller emerging music festivals. Calgary has only a handful of live music venues and only a few that offer live music 7 days a week.  (Some of Austin’s venues offer 3 acts a day - happy hour, headliner and midnight band.)  The opening of the National Music Centre will definitely enhance our city’s reputation internationally.

Stephen Avenue is Calgary’s equivalent to Austin’s East 6th Avenue as downtown’s primary pedestrian oriented street.  However, Stephen Avenue is a more attractive and diverse street with its mix of shops, restaurants, concert and performance theatres, art house cinema and restored historical buildings.

Urban Living

Urban living in Austin is booming.  Although the current downtown population is only 12,000 it has been growing rapidly with 6,832 condos and apartments built since 2000 and another 2,000 currently under construction.  

However, this pales in comparison to Calgary’s 36,000 urban dwellers.  Urban living is also booming in Calgary with almost 15,000 new residential units since 2000 and 2,200 under construction.

Austin’s budding 2nd Street urban village, looks amazingly similar to Calgary’s East Village with several shinny new high-rise white condo towers, a new library and City Hall and sprinkling of shops, Whole Foods and Trader Joes grocery stores and a signature pedestrian bridge over the river. 

Austin’s 82,000 downtown employees work in 9 million square feet of office space (1.3 million square ft. under construction), 7,800 hotel rooms (2,140 under construction) and hundreds of restaurants, retailers and bars in 1.9 million square feet of commercial space.

By comparison, Calgary City Centre (downtown and Beltline) roughly the same size as Austin’s downtown) has 150,000+ employees occupying over 40 million square feet of offices, 4,000 hotel rooms (500 under construction) and 1,000+ retailers and restaurants in whopping 6.4 million square feet.

Downtown Austin has no department store, indoor mall or shopping street; shopping is scattered all over the place.  Austin has nothing to match Calgary’s historic Bay Store, Holt Renfrew or the stunning The CORE shopping centre. 

Austin also lacks a contiguous historic district like Stephen Avenue or Inglewood. However, Austin does a much better job of animating its downtown corners with outdoor patios, rather than the banks and office lobbies dominating Calgary’s corners.

The Core in downtown Calgary is a three block long indoor shopping mall with 1 hectare indoor garden.  

Stephen Avenue is Calgary's downtown Main Street and a National Historic District linking the Olympic Plaza Cultural District with the Financial District.  Austin has nothing like Calgary's iconic Hudson Bay department store. 

Urban Street Life

Austin’s hip street is SoCo (South Congress Avenue), which, like Calgary’s Kensington Village, is on the other side of the river from downtown.  Even with South Congress Avenue’s six lanes of traffic, it supports a vibrant street life with a great mix of shops, restaurants, bars and live music venues.

What makes SoCo outstanding is its outdoor culture.  Austin’s climate allows Austinites to play outdoors year-round – there are patios everywhere, live music is played on the front lawns and empty lots and food trailers occupy what would be surface parking lots in Calgary.   Every weekend SoCo takes on a festival atmosphere!

Kensington’s container bar and a few outdoor patios pales in comparison. On the other hand, Kensington boasts a better café culture and more infill residential development.

While, SoCo provides Austinites with a vibrant street culture, it is the only game in town, with nothing to match Calgary’s 17th Ave, 11th Avenue or Inglewood.

On weekends Austin's SoCo takes on a festival atmosphere. 

Gueros on SoCo is famous for its free live entertainment. 

SoCo has numerous quirky shops. 

Austinites love their Tacos.

Cafe Beano on 17th Avenue is perhaps where Calgary's cafe culture began back in the '80s. It is popular with both artists and CEOs.

Calgary's Kensington Village offers lots of urban surprises given its proximity to the Alberta College of Art and Design and Southern Alberta Institute of Technology. 

One of the best surprises in Kensington Village is the Container Bar. 

Kensington Village is also home to Calgary's year-round flea market and summer farmers' market. 

Big Differences

The biggest difference between Austin and Calgary is in transit use.  We never saw Austin’s LRT and bus service is limited.   Thank God for car2go, which allowed us to explore Austin’s outlying business revitalization zones by day and music venues by night.

We stayed in a lovely Airbnb in the upscale Clarksville community, which we thought would be convenient for walking. We quickly discovered sidewalks in poor condition (or non-existent), and very few streetlights making walking at night treacherous.

While there were some lovely homes, Austinites’ pride of home ownership seems much lower than in Calgary’s inner-city communities – even desirable neighbourhoods have lots of unkept properties, weed-infested lawns and gardens and crumbling sidewalks.

Calgary has one of the busiest Light Rapid Transit systems in North America. 

Austinites love to dance - as soon as the music starts people get up and dance. 

Austin condos have above ground parkades like this one, whereas Calgary condos and office buildings have their parking underground. 

Downtown Calgary has 40 million square feet of office space, making it one of the top 10 in North America, compared to Austin's 10 million square feet. 

Last Word

In my humble opinion, after visits to Austin and Portland (considered by many urbanists as two of the best emerging urban cities) Calgary offers as many - or more - urban amenities.

Unfortunately, Calgary continues to fly under the radar with planners and tourists as an emerging urban playground.

Every city has its heyday! Both Buffalo and Calgary have seen their fair share of good times and bad times. Everyday Tourist dissects these two very different cities. 

Strange looks appeared when I told people “we are going to Buffalo!” Even the USA border guard gave us a second look when we said we were spending three days and two nights in the Queen City. 

While many still have the impression of Buffalo as a city in decline, I had read lots of great things about the NEW Buffalo and wanted to check it out. 

Buffalo City planner Chris Hawley’s blog on “Beer-Oriented Development” first caught my attention, but the tipping point for my decision to go was learning their Canalside outdoor skating rink will attract over one million skaters this winter.

Buffalo 101

Buffalo, founded in 1801, quickly grew to become the dominant city of the eastern Great Lakes.  It became a major headquarters city for the grain, steel and automobile industries because of its strategic location on the Erie Canal and railway between the Midwest and the Atlantic coast. It became one of the wealthiest cities in North America. 

Three major factors resulted in the decline of the City’s economy by 1950s.  One was the St. Lawrence Seaway, which created a new and the second was the emergence of trucking transportation as an alternative to rail. Thirdly, suburban living became popular, which meant many people and businesses moved to the suburbs and with them, significant tax dollars. But today after 60 years of decline, Buffalo is definitely on the upswing. I thought it might be interesting to do a Calgary/Buffalo comparison.

Urban Design 

Every city has its heyday - Buffalo’s was from 1880 to 1950.  As a result, it has a wonderful legacy of late 19th and early 20th century architecture and urban design matched only by New York City and Chicago. 

Buffalo’s strong economy resulted in several iconic early 20th century architects - Frank Lloyd Wright, Louis Sullivan, H.H. Richardson and Fredrick Law Olmstead designing signature buildings and parks.  

Buffalo’s city hall designed by John J. Wade is a masterpiece of Art Deco architecture that is still used today, with the 28th floor’s observatory offering a spectacular view of the city’s radial street pattern.

Buffalo The Beautiful 

Calgary’s early 20th century booms didn’t produce anything on the scale of Buffalo’s great architecture and parks. And, Calgary’s heyday started in the mid 20th century, only recently resulting in signature buildings by internationally renowned architects like Sir Norman Foster (Bow office tower), Santiago Calatrava (Peace Bridge), Bjarke Ingles (TELUS Sky) and acclaimed artist, Jaume Plensa (Wonderland).  St. Patrick’s Island Park has the potential to become a classic example of early 21st century thinking on urban park design.

The “City Beautiful” movement was popular in North America in the early 20th century with its principles of creating new urban communities that were more park-like with lots of trees, green spaces, non-grid streets and beautiful roundabouts. And while, Mount Royal is the best example of a “City Beautiful” community in Calgary, Buffalo has an entire “City Beautiful” District.

WOW Factor 

We were fortunate to stay at the Inn Buffalo on Lafayette Street, the home of industrialist H.H. Hewitt in the middle of this district.  The Inn Buffalo includes a library, music room, dining room, drawing room and lower level “Admiral Room” in addition to 9 suites on the second and third floors. 

It is a “preservation in progress” which allows guests to see the layers of history of the 115-year old home - from the gold leaf Persian-inspired ceiling to the silk damask wall coverings.

Walk for blocks in any direction and it is one “WOW” after another.  You could easily spend a day exploring the boulevard streets called “parkways” designed by Olmstead (designer of New York City’s Central Park) and an extension of his iconic Delaware Park.

We must go back in the summer!

Unicity vs. Fragmented City 

Today, the City of Buffalo has a population of 260,000 but its metro population of 1,135,000. The metro area comprises 6 cities, 37 towns and 21 villages, each independently governed with a separate tax base.

The current City of Buffalo is roughly equivalent in size and population to Calgary in 1961 when Fairview, Westgate and Wildwood were new communities, Bowness was an independent town and Forest Lawn and Midapore where newly annexed.

Unlike most North American cities, Calgary’s urban growth was through a series of annexations resulting in contiguous growth into one mega central city (with 90% of metro population) with only a few small edge cities and towns (i.e. Airdrie, Cochrane, Okatoks and Strathmore).

One of Calgary’s biggest economic advantages over almost every other major city in North America is its unicity government, meaning one major police, fire and emergency, transit, parks and recreation departments. Imagine having 60+ City/Town Councils each competing with each other for developments and each having their own City departments, which is Buffalo’s reality.

The Arts

Buffalo’s downtown theatre district boasts 10 theatre spaces including the iconic 4,000-seat Shea’s Performing Arts Centre, built in 1926 and 20 professional companies. Buffalo has a rich jazz history with the “Coloured Musicians Club” being the equivalent of Calgary’s King Eddy Hotel and its connection to the blues.

When it comes to the visual arts, Buffalo’s Albright Knox Museum (AKM) houses not only one of the best collections of abstract expressionism and pop art in North America, but also a representative collection of Impressionism, Post-Impressionism, Cubism, Surrealism and Constructivism art.  AKM’s galleries are a “who’s who” of modern artists – Monet to Motherwell.

Albright Knox Art Gallery is a gem both for its architecture and collection. 

They arguably have the world’s best museum/art gallery front desk receptionist. Gretchen, clearly very proud of the museum and its collection, was friendly and full of insights, like how Seymour Knox was an early adopter of modern 20th century art, noting many of the iconic artworks were added to the collection within a year of being created. She also pointed out AKM has a great bistro.

In addition, Buffalo has the shiny zinc and cast stone clad Burchfield Penny Art Centre (across the street from the AKM) on the campus of Buffalo State College which is devoted to local artists while down the road is the Buffalo History Museum. An Architecture Museum is slated to open later this year at the renovated Richardson Olmstead complex (a magnificent 140-year old Buffalo State Asylum for the Insane) just a few blocks away.

Calgary’s Glenbow Museum, Art Commons, Contemporary Calgary, Fort Calgary and new National Music Centre don’t quite match up to Buffalo’s Museum district’s art, artifacts and architecture.

Shopping

Buffalo has little downtown shopping - all the department stores have closed and they never did build an indoor shopping mall like Calgary’s TD Square and Eaton’s Centre (now The Core).  But they do have three vibrant pedestrian streets – Allentown, Elmwood and Hertel Street would be on par with Calgary’s Inglewood, Kensington Village and 17th Avenue.

While Calgary has Stephen Avenue pedestrian mall as its historic downtown street, Buffalo has the Market Arcade Building. Built in 1892, it is a stunning example of early 20th century architecture with its elaborate terra cotta ornamentation and Corinthian columns.  Calgary’s equivalent is the historic Hudson Bay building with its colonnade on Stephen Avenue.

Calgary's The Core shopping centre, renovated in 2010 boasts a 656 foot long point-supported glass skylight that is the longest in the world. 

Urban Renewal 

Buffalo’s Habor Centre, Canalside and Riverworks redevelopments sites are noteworthy (Calgary Flames might want to look at Buffalo as a model for its Calgary NEXT project in West Village). 

Collectively, this waterfront redevelopment includes a new NHL arena, two new hotels, waterfront parks and pathways and the huge winter ice rink (size of 3 NHL rinks and morphs into paddle boat feature in the summer) as well as four other ice rinks for everything from curling lessons to a college hockey tournaments. Plans for a Children’s Museum are currently being finalized.

The area has many similarities to Calgary’s West Village as it lies in the shadow of the elevated Peace Bridge and major highways at the entrance to downtown.

Healthy Food Trucks?

On downtown Buffalo’s east side Larkinville, once home to the Larkin Soap Company’s (the Amazon of the early 20th Century) and many other major warehouse buildings (some 600,000 square feet) has undergone a mega-makeover thanks in large part to the passion of the Zemsky family who formed the Larkin Development Group (LDG) to buy, renovate and lease historical buildings.   Today, over 2,000 people work in buildings redeveloped by LDG.

The Zemsky family also created Larkin Square, a modest public space that they actively program mostly from April to October. Their signature event “Food Truck Tuesdays,” routinely attracts over 7,000 people and 30 food trucks not only from Buffalo, but as far away as Rochester.

Opened in 2013, Larkin Square programming attracted over 130,000 people last summer.  Backstory: I was told the success of the Food Truck and other programming was free parking, liquor licence that allows people to wander the square with their drinks and the corporate sponsorship of First Niagara and Independent Health. And, as a result of Independent Health’s participation, all of the food trucks must provide a “certified healthy” menu option.

Tower Power 

When it comes to residential redevelopment Buffalo has nothing to match Calgary’s urban tower boom that turns five or six surface parking lots into vertical residential communities every year.  In fact I didn’t see one new condo tower. However over the past 15 years, 58 properties have been renovated to create 880 residential units the equivalent of about 4 condo towers.

And I certainly couldn’t leave before seeing for myself Buffalo’s “Beer Oriented Development” (a tongue-in-cheek analogy to the transit-oriented-development so commonly talked about by urban planners). It all began with Community Beer Works, a craft brewery which opened in 2012 in an area full of abandoned industrial spaces.

Today, the area has a name “Upper Rock” and a growing cluster of hip businesses - Resurgence Brewing Co., two galleries and this summer, an upscale restaurant.  Area homes, which could be had for a little as “one dollar” (no lie!) just a few years ago, now have value and are now being renovated and valued sold at prices over $100,000. 

Today, the City and its urban pioneers are now turning their attention to the redevelopment of their Belt Line, a 15-mile continuous rail loop circling its city centre with its 12 million square feet of largely vacant or underutilized industrial space prime for mixed-use redevelopments.

Last Word 

There seems to be an incredible sense of community pride in Buffalo. Everyone we met oozed a passion and excitement for their neighbourhood revitalization.

Today, Calgary struggles with some of the same challenges that faced Buffalo 60 years ago with major economic changes wrecking havoc with our prosperity.

Everyday Tourist Photos: Collage Fun

If it is true that every picture tells a story, what happens when you create a collage of pictures all on the same subject or from the same city.  Recently, I discovered an app for my phone called Layout that let you select up to nine photos and then it collages them into different "layouts" for you to choose.  

I have been playing with this new toy for awhile and thought I'd share some of the results. I have divided these fun little artworks into three categories: Everyday Places & Spaces in Calgary, Other Cities and Day Trips From Calgary. 

This blog will take you from Boise, Idaho to Buffalo, New York and from Colorado Springs, Colorado to Canmore, Alberta; with stops in places like Florence. It includes day trips to Canmore, Lethbridge and Nanton.  Along the way you get to visit some interesting alleys, pedestrian bridges, parks and people. 

I have added a relevant Everyday Tourist blog to most images if you are interested in exploring one or more places in more depth.

It's Easy To Be An Everyday Tourist!

You don't have to try that hard to be an everyday tourist wherever you live.  You just have to get out and walk with a bit of curiosity and your eyes wide open.

Early Saturday morning walk with Rossi in River Park looking down on the sun glistening off the Elbow River. It was magical. 

With Calgary's early spring there are these lovely rag dolls everywhere. 

Sunday Rossi and I decided to go for along walk that took us to Calgary's Glenmore Dam, which use to have cars driving on top of it, but today it is a wonderful pedestrian bridge.

Glenmore dam was built in 1932 for $3.8 million.  It has wonderful Art Deco elements.

These rocks haunted me with the way the light was reflecting off of them. 

A trip to the community of Evergreen to drop off paper work for income tax resulted in this photo. 

I am always amazed at what new things I can find when wandering downtown.  This fancy fence is part of a temporary plaza on top of the underground parkade where the York Hotel use to sit. The patterns on the fence are taken from the decorations on the facade of the hotel.

I had no idea I had captured this woman in this photo when I took it.  At the time I was cursing that the windows were dirty and I couldn't get clean reflections. Now I love the ambiguity of the narrative that this image suggests. Urban surprises come in many different ways. 

Coming home from yoga I notice the Chinook Arch forming in the west and decided to detour to the West Hillhurst bluff (aka dog park) to get a better view. I never get tired of Calgary's iconic cloud formation. 

While in the park I found this huge tree branch, which ironically mirrored the Chinook Arch formation.  What a great idea for public artwork?

Just a few blocks from my house I found this Horse Head tree swing.  For some reason it seemed very disturbing. (not that there is anything wrong with that) If you like this image you might like Front Yard Fun blog.

Also just a few blocks away is a house where the porch has become a bike rack. I love the fact that my community is filling up with young kids. 

Looking forward to Bowness Park this summer. It will be like a walk back in time with the renovations. 

One night as I am watching the NHL playoffs I notice a bright yellow light shinning in my backyard.  When I went outside this is what I found. 

The rise of the wood frame condo!

 

Everyday Tourist looks at how Calgary's Centre Street N could become the showcase for how wood frame condos can revitalize established neighbourhoods, not only in Calgary but other cities. 

Not only in Calgary, but across Canada, cities and provinces have revised their building codes to allow for wood-framed condo construction up to six-floor from the previous four.   British Columbia was first in 2009 and now has hundreds of five and six storey wood-framed condos.

Why is this important? 

Because it allows for increased density of on infill condos urban sites that previously would have had to use more expensive concrete foundations. Championed by Rollin Stanley (City of Calgary’s Planning, General Manager) Calgary changed its regulations in November 2014 with the hope it would foster slightly larger and lower price point infill condos in established communities along transit corridors, as well as greenfield projects in new communities. 

In an email response to an inquiry to Stanley asking about the city’s development community’s uptake and lessons learned on the new development opportunity he indicated:

One of the challenges for six-storey wood as for any six-floor building is the parking requirement.  If the requirement drives a second level of concrete underground parking, the economics of any six-storey building is challenging. 

We need to address our parking requirement, which is high by most other cities.

We have had lots of preliminary discussions for six-storey wood framed condos, but mostly in the greenfield areas where large sites with one storey of underground parking make it feasible.

We are looking at promoting five and six-storey condos at as part of our Main Streets initiative.  Makes sense given good transit on those routes

To date the City has received two condo applications under the new building code ironically both on Centre Street North – Centro (5-storeys) and Tigerstedt Block (6-storeys).

Educate, Educate, Educate

In addition, Jayman Modus is currently working on Westman Village (a high-end, 6-storey, 900-unit urban village project) in Lake Mahogany.  In chatting with Wallace Chow, VP Development at Jayman Modus, he enlightened me that one of the key issues for developers to move from four to six-storey buildings is to educate Calgary’s workforce on the new techniques and code issues associated with this type of construction.  “You don’t build a 6-storey wood-framed building the same way you do a four-story” he emphasized. 

Another challenge Wallace and his team face is educating the public about wood-framed condos. For example, the biggest fire issue for wood framed condos isn’t after the condo is constructed, but during construction. He noted that new sprinkler regulations, fire-rated drywall and construction techniques have resulting in significant improvements in fire safety for wood-framed condos.  

Another challenge is people’s perception wood frame condos are nosier than concrete. Jayman Modus has noise tested their new wood building construction with concrete and it is the equivalent of an 8” concrete wall.

For their Lake Mahogany project, he has hired Integra Architecture out of Vancouver as they have the most experience with six-story condos.  If all things go as planned people will be moving into Westman Village in Q4 of 2017.

Last Word

The Tigerstedt Block (named after the 1930s photo studio that was located in the building with the Art Deco neon sign) is what the City had in mind when they approved increasing the height of wood framed condos.

Currently Leaseco Certus Development Inc. (LCDI) has submitted an application for a development permit. If approved, it will transform an entire block of Centre Street into an attractive (white brick with black steel industrial balconies and trim) human scale (6-storeys) building with retail at street level and condos above. Residents will be able to walk, cycle or take quick transit ride downtown. 

Tigerstedt Block could be the revitalization catalyst for Centre Street North as a vibrant pedestrian street with shops, cafes and restaurants.

LCDI has two other properties on Centre Street that are ripe for redevelopment, if their first one succeeds.  Lets hope it does

Calgary: Capturing The Art In ARchiTecture!

I have always loved how photography can capture the link between art and architecture, especially with contemporary architecture. For several years, I have been collecting images that capture downtown Calgary unique urban design aesthetics.  There is something about the light, latitude and the close proximity of 40 million square feet of office space that creates an urban surrealism that I have not experienced in other skyscraper cities.   

I thought the "pecha kucha" format which is 20 slides each shown for 20 seconds for a 6 minute and 40 second presentation while the speaker gives his or her talk would be an interesting format for a blog. 

I this case there will be no speaker or text, the photography speak for itself.  But I challenge you to study each image for about 20 seconds (a little longer than a glance) and see what happens.

The rise of the mid-rise condo!

It seems like in every major North America city these days the mid-rise is becoming the most popular built-form for infill condos in established communities.  In Calgary, once you get out of the City Centre (17th Ave SW to the Bow River, from Stampede Park to 14th St. SW) the mid-rise is the dominant condo type. 

Pixel condo is now complete and its sister condo Lido is under construction in Kensington Village.

What is a mid-rise? 

Well there are a multitude of definitions out there but the most common is a five to 11 storey building.  The reason for five is until recently most building codes allowed wood frame buildings to be a maximum of four storeys, above that it had to be concrete.  It was convenient to make the break between low-rise and mid-rise at four storeys the same as the transition from wood to concrete. 

I am not sure why the division between mid-rise and high-rise is at 11-storeys.  My theory is mid-rise buildings are often marketed as being human scale; meaning humans walking along the street don’t feel dwarfed by them as they do with highrises, but I don’t see what is the magic in 11-storeys vs. 10 or 15 depending on the site.

Benefit of a Mid-rise

Today in Calgary when a mid-rise is proposed in an established community next to a single-family homes, city planners and developers try to convince the neighbours a mid-rise has minimal impact when it comes to shadowing, traffic and parking issues.

Try telling that to the neighbours of the Kensington Legion site redevelopment or the Ezra condos at Riley Park (5th Ave and 13th Street NW) where proposed 8-storey condos were/are being vehemently opposed by the neighbours.  In Inglewood, the neighbours protested the AVLI condo that was 2.5 meters above the allowed height.  Obviously height matters!

There are many benefits of a mid-rise to the city, developer and the community. 

Kensington Road Legion site is currently being redeveloped with a low-rise office building on the left and mid-rise condo on the right. It is a good example of a developer willing to employ some enhance design elements to create a less box-like condo. 

From the city’s perspective a mid-rise creates more density, more quickly i.e. one mid-rise can have two or three times the number of people as a low-rise condo. This creates more immediate utilization of transit, bike lanes, parks etc.  It also means the city only has to spend time with one development application instead of three.

From the developers point-of-view a mid-rise means can be develop on sites that are too large for low-rise and two small for high-rise buildings.  They also don’t need to sell as many units in advance before construction can start and construction can take half the time as say a 20 or 30 storey high-rise. This means they can take advantage of shorter windows of opportunities in the market.

From the community’s perspective, they get increased density in one building rather than three or four, which means the roads and sidewalk disruption time is reduced.  Also the increased density can mean better bus service, improvements to parks, school enrollment, new restaurants, cafes, medical services and increased the viability of existing small businesses.

Mid-rise condos are ideal for transit-oriented development next to Calgary’s LRT station.  The twin 10-storey Renaissance Towers at North Hill Mall, next to Lions Park are a good example of creating good density in an established community.  The same could be said for 9-storey The Groves of University at the Dalhousie Station.

One of the things I love about mid-rise buildings is that they offer more opportunities for creative designs than low-rise and high-rise condos, which seem to all look the same i.e. variations on a rectangle.

In My Opinion

I don’t know what is so magical about four-storeys condos, but many Calgarians seem to think is the absolute maximum height for any condos near single-family homes.

Rather than focusing on the density and height of new infill condos, I think we should be focusing on the quality of the design of the building and the overall impact it will have on the entire community and city - not just the immediate neighbours.

Mid-rise Madness

Currently in Calgary, there are many mid-rise condos recently completed, under construction or nearing final approval.  In Inglewood, AVLI a 7-storey condo is starting construction across the street from the funky Art Atlantic building.  Bridgeland has two mid-rises; Bridgeland Crossing (8-storeys) is nearing completion and Radius (7-storeys) it getting ready for construction to start.

In Hillhurst, Battisella recently completed Pixel (perhaps one of the coolest entrances for a condo I have ever seen) and Lido is currently under construction. Across the street from Lido, is Bucci’s Kensington condo that comes in at 6-storeys and then there is Ezra (named Ezra Hounsfield Riley who once owned all of the land that is today Hillhurst/Sunnyside) at Riley Park (5th Ave and 13th St SW) which will be 8-storeys.

In West Hillhurst, Truman has submitted a proposal to the City to rezone the huge Kensington Legion site for a 4-storey office and 8-storey condo (reduced from 10-storeys due to neighbours’ protest) that is very contemporary design that could be a new benchmark for urban living Calgary’s northwest quadrant. (Note: since this blog was written the Kensington Legion site redevelopment has been approved). 

Bridgeland Crossing is a good example of a mid-rise condo adjacent to an LRT Station and within easy walking and cycling distance to downtown. 

University City at the Brentwood Station includes two high-rise condo buildings, then transitions to mid-rise and  then town homes as it connects to the Brentwood community. This is phase one of a larger plan to create a transit-oriented village at the Brentwood LRT Station.
